How to check a Riga listing online

Free to share · last checked 5 August 2026

Here are 3 Latvia-specific resources to use if you want to check a property listing online before you view it.

The building: kadastrakarte.lv

First off, start with kadastrakarte.lv. It pulls together a ton of information from different sources, puts it all on a map for you, and it is free and without a login (at least as of 5 August 2026).

You can use it to check:

The page also lists companies registered at the address, which can mean businesses operating in the building. However, it does not show you who owns the flat. This can be found in Zemesgrāmata, but you likely have to ask the landlord for the extract, if you need it.

The advert: tirgusdati.lv

Another useful tool, developed by the same company, is tirgusdati.lv. Paste the ss.com link into its search box and it will show you how long the ad has been running as well as every price change.

Prices: pavei.lv

There is also pavei.lv, a Latvian property market map showing listings over concluded transactions from the state registers. Lets you see what property actually sold and for how much, not what people are asking. Has a fair bit of historical data, but more useful if you are buying than renting.

Where the data comes from

Most of the data used for these tools is open access and published on sites like kadastrs.lv and zemesgramata.lv. You can find parts of it in bulk on the Latvian open data portal data.gov.lv. Some of the data though, due to data privacy requirements, is behind a login with Latvian identity verification (Latvija.lv).

One last thing

An AI assistant with web search is worth a try on the listing itself. Paste in the advert text, the URL and the photos and ask it to look for the same text or images published elsewhere. It searches in more places at once than you would by hand.

We do in-person flat checks in Rīga for people renting from abroad. We go to the address, photograph the building and the rooms, ask the landlord your questions and send a written report. €75. Sample report here. The checks above are free and take about 10 minutes max.
